FWQS provides a full range of quantity surveying services as set out below, but not limited to the 6 stages, by The South African Council for the Quantity Surveying Profession (SACQSP). All or some stages as may be required are deliverable on various types of projects irrespective of complexity, size, value and geography.

Stage 1: Inception

Comprehension of the clients’ requirements and preferences, assisting with the brief and project scope, including project objectives, constraints and strategies.

Stage 2: Concept and Viability

Reviewing and finalising the design concept and determining the viability of the project in conjunction with the other professionals and design team

Stage 3: Design Development

Finalise the project design and specifications to satisfy the clients needs and adhere to the financial outlines to achieve a viable project.

  • Review documentation programme
  • Evaluate design specification and exercise cost control/ value engineering
  • Detailed construction cost estimates and feasibility

Stage 4: Documentation and Procurement

Prepare and compile the procurement and construction documentation timeously for the successful execution of the project

  • Formulating the procurement strategy
  • Perusal of drawings to comply with approved budget.
  • Preparing documentation for tendering.
  • Calling for tenders and/ or negotiation of prices
  • Financial adjudication of tenders
  • Finalising contract documentation

Stage 5: Construction

The management, monitor, reporting and administration of the construction contract, budget and procedures throughout the project programme

  • Preparing payment valuations

Stage 6: Close Out

Preparation and finalisation of the required close out documentation to facilitate in the successful completion, handover and operation of the project.

Additional services

  • Project monitoring – to carry out a watching brief and financially monitor the project.
  • Tenant reports – tenant specification costing and offer to lease comparison vs approved budget.
  • Tenant accounts – preparing accounts for tenants regarding monies due to or payable by the tenant based on the singed offer to lease.
  • Value Management – to enable a methodical multi-disciplinary creative process to produce alternative methods, designs and construction procedures with the objective of maximising the functional and economic value of the project to enhance the return on investment.
